More About Dawn:

Dawn Rickabaugh is the owner of Note Queen Capital. She buys seller-financed notes across the country and helps others get started investing in notes.  She consults in real estate transactions that involve owner financing, and buys & sells real estate in Nevada (Carson City, Reno-Tahoe area).

Specializing in alternative closing strategies, she arms her clients with the tools they need to make more money and close more transactions.  She is dedicated to liberating & empowering buyers, sellers and real estate professionals in today’s market. Forget Wall Street. Never wait for a bank to give you permission to close. We all do much better when we learn to create financial solutions, just one Mom n’ Pop to another. 

She is a writer, educator and author of "Seller Financing on Steroids".  She has been interviewed and quoted by influential publications such as Investor’s Business Daily, the WSJ’s MarketWatch, and the National Association of Realtor’s Real Estate Today Radio.

Seller financing gives birth to “the note business”. Through the Owner Financing & Notes inner circle (the “Queendom”) Dawn helps “Citizens of the Realm” understand “the dance between property and paper”. When you understand how the secondary market for notes functions, you can maximize the financial returns possible for both real (property) and paper (note) assets.

Dawn originally graduated from Brigham Young University in 1987 with a Bachelor of Science in Nursing, and worked for several years in the ICU and ER at Huntington Memorial Hospital in Pasadena. She now pursues her passion for helping people through a blend of traditional and innovative real estate and note transactions. She has four young adult children and shares a wonderful life with her wife of 22 years in Carson City, Nevada. She loves riding her Harley around Lake Tahoe in the summer, driving a 1997 Dodge diesel 4×4 truck, and exploring local ski slopes and hiking trails.
