_________Yuko McMahon_________

Private Money

 

Yuko came to the US in 1997 from Japan. While she was in Japan, she graduated from University then, studied interior design and worked for a large furniture company. After arriving in the US, Yuko earned her Landscape Design degree and began work doing residential landscape and construcion. She became interested in investing during this time and began doing property preservation for banks on REO homes. Yuko serviced and rehabbed over  500 homes for lending institutions during this time.
Currently she specializes in raising private money from Japan and flip houses in LA and OC. She sell several homes per month out of state to investors, and is involved in raising capital for large residential commercial projects. Yuko currently holds a Real Estate, contractor's, and Life and Health insurance licenses. Since she speaks Japanese, she goes to Japan to do seminars about US Real Estate investing, and currently writes a blog and has a website catering to Japanese people that want to invest in the US. Yuko has written one book, "United States Real Estate Investing", and it will be released on her website next month.
 
Yuko enjoys traveling and spending time with her family. She's married to Mark, her partner, and have 3 sons Lucas 7, Zack 15, and Jake 21.

I’m currently a full-time real estate investor focused on providing a healthy environment in getting people the money they deserve from their properties and providing real estate investments for those that want a piece of this world.
I first bought a property in 1998 and sold in 2003 when it doubled in value.  I then discovered that was too early and lost another $150,000 of possible profits.  I wish I had met Bruce Norris back then.  It still turned out okay, because today it is worth much less than I sold it for.
 
After dabbling in minor rehabs in California I took a break and discovered a whole new world of investing out-of-state in 2006.  However, I really got excited and enjoyed the process after working with Charrissa Cawley on purchasing with $0 cash, getting cash at close, refinancing with cash-out and still cash-flowing today.  The markets have changed, but I am still having loads of fun.
Now I am back in sunny California adapting to the different ways of finding deals, beautifying properties through rehabbing and selling them as quickly as possible.  I have developed a system that allows me and my team to do this easily and consistently.
 
I am a real advocate in recycling and green living.  I plan on staying healthy living on this earth as long as possible.  So help me, help you to making this world a better place.

Fix and Flip & Private Money

 

Janet’s real estate education began in 2004 when she partnered with a local mortgage broker and built a hugely successful mortgage company which eventually ran into the ground. Most of her RE education comes from excellent mentors such as Gary Johnston, Clyde Wilson, John Shaub, Peter Fortunato, a handful of others but of course from hands on experience in the everyday operations of her business.
Today Janet runs her thriving RE company, Silvermoon Entities, along with her man-slave Larry French.  She’s had tremendous success at raising private money to fund her business and generate safe profits for her investors. Although Silvermoon does flip a few properties each year, our main focus is purchasing rental properties in the Coachella Valley / Palm Springs area.  We love to purchase from Wholesalers so bring them on!
Janet’s foundation of having good food, cocktails and friends while working hard, along with keeping embarrassing pictures of herself off the Internet are the keys to her success.

Holly and her husband Scott are full-time real estate investors, having done over 100 fix and flips in the Inland Empire in the last four years.  Holly is a former CPA with an MBA in finance, and Scott is a registered civil engineer with a decade of experience at public home builders.  Their blend of expertise and experience has attracted multiple investors.  They used to buy exclusively at trustee sales, but now focus on relationships with realtors to find the flip deals that work.  They love minimizing taxes through flipping in IRAs, college savings plans, and 1031 transactions.  They have their kids’ college educations paid for now too largely through flips! They own 15 rental doors and are looking for partners to acquire more.  They love working from home and have a part-time realtor/admin assistant too.  They have been married 21 years, have 4 children ages 10, 12, 15, and 18, and live in Norco.

Vacation Rentals

 

Kathryn & her husband, Cesar have been landlords & real estate investors for several decades.   Together, they have tried many aspects of investing including tax deed auctions, building, land subdivision, tax lien certificates, buy & hold and fix & flip.  They purchased properties both in the LA area and out of state & were living primarily on rental income.  During the economic downturn in 2007, with savings dwindling, she thought she might have to get a J-O-B.  Not wanting to change her lifestyle so drastically, she began exploring ways to make more money with the property they already owned.  Looking into elder care, sober living, film locations, crash pads & vacation rentals as possible options, she started renting out a small studio in back of their house as a vacation rental.  When that profited, she began turning each of the other long term rentals  into vacation rentals.  She now manages 8 vacation units on the west side of LA.   She also invests with Cesar doing fix & flip properties in LA & Orange County.

Kristi has been working in the real estate investing business since February 1999, when she purchased her first investment property. It was a single family home with a basement apartment that needed major remodeling. Within 4 days of owning the property, she had the basement gutted. Then she called her dad and said, "Help! How do I put this back together?!" And that began the start of her rehabbing business. 
A few years ago Kristi moved from Toronto, Canada to Long Beach to start a rehab/re-sell business. She chose California for the opportunity she now sees in the real estate market, and will continue to see over the next several years. She purchased 18 houses in 2011, 27 houses last year and is currently at 37 purchases this year. Kristi buys in Los Angeles and Orange Counties to rehab and re-sell, and is now starting to buy rentals. She also has a full time business partner, Evan Younger, and a full time assistant Irene Duarte, who make up her awesome team.
Kristi currently lives in Long Beach, CA. She enjoys outdoor activities, happy hours and playing her acoustic guitar in her free time. She hopes to visit Canada more often to see her family, especially her nephews Blake and Hudson.

 Alia Ott is the Business Development Manager for Inspired Capital Partners, LLC and co-founder of Investors in Action, LLC.

Alia began educating herself in Real Estate shortly after graduating from college.   She was determined early on to create multiple steams of passive income allowing her to have freedom of  time and an early "retirement".  By the age of 25, she had bought her first investment property. This served as a catalyst for Alia eventually quitting her day job and converting from a weekend warrior to a serious full time real estate investor in 2011.  To date, her enjoyment of real estate development has led to the purchase of over 200 doors, lots and loans, including a Mobile Home Park and several multi-family properties.

Over the years Alia has personally been involved in more than $10 million worth of real estate, investing in 15 states doing everything from rehabbing to long-term rentals, to creating and buying real estate loans.  While she still enjoys helping out on the occasional development project, she and her partners now focus on the "paper" side of the business - what she fondly refers to as "being the bank" by originating and purchasing notes/mortgages/trust deed investments. 

Alia lives in San Diego County with her partner, Andre Carter and his 2 amazing children.  In her spare time, she enjoys working on projects that empower youth, adventure travel, personal development training, surfing, dancing and volunteering for local charities.

Sarah grew up in Northeast Pennsylvania where her family and family friends owned rentals and rehabbed properties beginning her interest in Real Estate.  As a youngster, she helped with rehabs and with getting units ready for the next tenant. 

Prior to Sarah becoming a full-time investor, she earned a Master’s degree in Biochemistry and taught Organic Chemistry Lab classes at Cal State Long Beach for 7 years.  Beginning in 2007, Sarah started her real estate education with Rich Dad and then was hooked after attending seminars by Peter Fortunato, Jack Miller, John Schaub, Gary Johnston and Clyde Wilson.  Sarah began her in-the-trenches landlording education with Angel Bronsgeest and Shawn Watkins in 2009 after visiting Ogden, Utah and feeling very much at home.  She joined them in 2010 in their buy & hold strategy-based business dealing with many lower-income tenants. 

Always the educator, Sarah has learned from her tenants that many can benefit from life-skills coaching.  Sarah’s long-term goal is to use the skills, lessons and experience from real estate to become a motivational speaker for students in middle & high schools.  When not doing real estate, Sarah loves to go to Las Vegas and has begun to learn how to surf.
